The first phase of a new R245 million residential development in Century City is to be launched officially on 21 February.

An architect’s perspective of the R245 million Ashton Park development in Century City where phase one, Waterberry, is to be launched.

Waterberry is the first phase of Ashton Park which is being developed by the Rabie Property Group and is the last water-fronting residential development planned at Century City.

With prices ranging from R1.195 million to R2.695 million, it comprises 43 one, two and three bedroom apartments. These range in size from 87 square metres including the balcony for one bedroom apartments up to 192 square metres including balcony for the three bedroom units.There are also two duplex penthouses of 170 square metres.

The four storey Waterberry building is to be built on the water’s edge next to the successful Little Moorings development and will offer basement parking, a lift and 24-hour access control.

Each unit will have access to Century City Connect’s world-class open access fibre opticnetwork offering the country’s fastest voice and broadband services as well as multi-media connections, and each unit will have an individually metered hot water supply from the centralised bulk hot water storage heated by highly efficient heat pumps.

Project manager Miguel Rodrigues says the unit sizes are larger than usual as they anticipated a large number of owner occupiers, including families, due to the close proximity of the new Curro Private School, which opened in January and is proving to be a strong draw card.

Construction of Waterberry is due to start in March 2013 and completed in May 2014.

The entire development is being financed by Nedbank Corporate Property Finance and when it is completed in August 2015, Ashton Park will have 140 apartments in four sectional title blocks and seven villas.

Rodrigues says feedback from buyers in earlier residential developments at Century City has influenced the design of Ashton Park. The Century City Property Owners’ Association, the non-profit company that is responsible for the day to day operations of Century City, conducted its bi-annual Customer Satisfaction Survey and he says the results have been used to inform the design brief of Ashton Park.

Respondents were asked what they liked most about where they lived and what they would change if they could. As a result, they have introduced a number of parks and green spaces, as well as a swimming pool with change rooms and recreational facilities in the development plan of Ashton Park.

He says the launch has been accelerated following the strong demand for units in two current developments – Quayside and Quaynorth, which are both still under construction and where 93 percent of the 91 apartments have been sold to date.
