R16m property for sale in Pearl Valley

The second largest residential property on the Pearl Valley Golf Estate, priced at R16 million, has come onto the market exclusively through Pam Golding Properties (PGP), offering an opportunity to buy a consolidated double plot in the secure environment.

This plantation-style home on the Pearl Valley Golf Estate is on a double plot of 3800 square metres, making it the second largest single residential property on the estate. The home is for sale exclusively through Pam Golding Properties, priced at R16 million.

Situated between Paarl and Franschhoek, Pearl Valley was opened in November 2001, and consists of 500 properties around an award-winning golf course, of which over 300 have been developed. Most properties average 1 200 square metres in size, but the home in question is situated on over 3 800 square metres of land.

PGP’s specialist agent, Jordan Greenhalgh, has been selling property at Pearl Valley since its launch and has much knowledge on the estate, as well as having a close business relationship with many of the homeowners. She says 40 percent of her sales in the past two years have been to repeat investors as existing residents wishing to downscale after their families have left, or get more space as their families have grown. She says they see it as a good sign that many people choose to stay in the estate as their lifestyles requirements change and move into homes better suited to their needs.

“It’s also worth noting that a number of Johannesburg and Pretoria-based families have been relocating here in the past few years, drawn by the incomparable lifestyle on offer,” Greenhalgh says. There has been a steady increase in enquiries from international buyers, after three years of little interest from this market segment. She says the estate has developed into a fully matured, close-knit community, dominated by families with children of school-going age, and it is clear that this environment holds far-reaching appeal.

This appeal is reflected in the estate’s sales figures – over R100 million worth of property transactions were registered in 2012. Prices ranged from R2 million for a 1 200 square metre vacant stand, to R5 million for smaller homes and R9.5 million for larger family residences, with some top-end properties selling for up to R15 million (figures include sales across all agencies as well as private sales). Greenhalgh says the current level of enquiries from local and international buyers suggest that this upward trend should continue into 2013.

The PGP mandate located on the double plot is a plantation-style home with a Spanish-American inspired design theme and distinctive custom-made fittings. The home is in a prime position overlooking a natural wetland and surrounding farmland and it has views of the Simonsberg mountains. Greenhalgh says it is unique in its size and design style, as well as in its atmosphere of rural privacy. She says it offers the best of both worlds, as it feels more like a smallholding because of the space and surroundings, and it offers the peace of mind of living in a top class secure estate, with the sense of community and access to leisure facilities which that entails. "There is no possibility of any other properties of this size coming onto the market – it is quite simply a one-of-a-kind home.”

The property occupies a position overlooking a natural wetland and surrounding farmland, as well as having views of the Simonsberg mountains.

The double storey dwelling has 1 440 square metres of living space that includes four en suite bedrooms on its upper level and a separate guest suite on the ground floor.
