With building at Kalk Bay's "The Majestic Village" now complete, sales at the picturesque development have topped R150 million.

Increased buyer interest is expected on the back of a recent national award garnered by the development, which is situated in Kalk Bay, directly opposite the harbour.

Pam Golding Properties' MD for the Western Cape metro region, Laurie Wener, says the South African Property Owners' Association (SAPOA) recently honoured The Majestic Village with a joint award for the best refurbishment of the year. "This award recognised not only the standard of excellence achieved at The Majestic Village," she says, "but also the high level of innovation shown in its design and construction. What has been achieved here is truly unique – not only have numerous historic buildings been given a new lease on life, but an entire village within a village has been created, with its own atmosphere of security, warmth and luxury."

With its final elements recently completed, The Majestic Village now boasts a variety of property options, including apartments, townhouses and row houses, completed with high quality fittings and finishes. Residents have the use of a gym, swimming pool, laundry and spa, as well as access to a character-filled bookstore, wine bar and coffee shop. Excellent security is provided by alarm systems, access control, camera surveillance and 24-hour guard patrols.

PGP's director of developments for the Southern Suburbs, Bev Bloch says just 20 units are still available for sale at The Majestic Village, and adds that the majority of buyers have now taken up occupation of their units. "We have seen a cosmopolitan mix of buyers," says Bloch, "including a dozen from as far afield as Shanghai, Europe and the UK. A number of Gauteng residents have purchased apartments for use as lock-up-and-go holiday homes, and several are enjoying good return on short-term rentals in the period when they are not in residence. A large percentage of our buyers have come from within the greater Cape Town area – we have seen numerous residents of the Southern Suburbs and Atlantic Seaboard wanting to scale down without losing their beloved coastal lifestyle."

Bloch adds that the chief appealing factors for all buyers have been the location and security of the development, as well as the ongoing steady growth in the Kalk Bay property market, with numerous restorations and improvements of both commercial and residential buildings underway. Completing the appeal is the lifestyle on offer, with its walking-distance access to numerous restaurants, art galleries, antique shops and even a theatre. "The view over the quaint harbour completes the picture of a simply idyllic place to live," she says.
