Quiet Lifestyle Homes in Sedgefield

The picturesque coastal area of Sedgefield on the Garden Route is experiencing increasing interest from out of town home buyers seeking getaway properties.

This is according to James McNaughton, area principal for Pam Golding Properties (PGP), who says smallholdings that can be used as lifestyle-type properties and embody the appeal of a country lifestyle, are popular among people seeking a weekend getaway or holiday home.

He says it is clear there are good buying opportunities available in the current market, as they have just concluded a transaction for the sale of such a property for R2 million. He also notes the interest is mainly for small properties ranging from six to 30 hectares, in the price range from R1.5 million to R2.5 million.

McNaughton says a water supply is essential and preferred locations are those with water frontage, sea views and/or mountain views and an added attraction is the inclusion of some indigenous forest or fynbos.

Situated between George and Knysna, Sedgefield is a seaside village with numerous attractions that include beach water sports, fishing, bird watching and hiking, while the nearby Swartvlei lake offers swimming and fishing. The Groenvlei freshwater lake is also nearby in the Goukamma Nature Reserve.

In the farming market, McNaughton says one of the best propositions, priced at R8 million, is a 197 hectare farm that includes 80 hectares of natural grazing – which is leased to dairy farmers and has 100 hectares of pristine natural forest, frontage and pumping rights on the Karatara River and three houses.

Another farm of 137 hectares, which also has natural grazing land leased to dairy farmers, is priced at R9 million. In the more affordable market, PGP is marketing a six hectare hideaway property in a scenic location at the end of a road and with an attractive cottage, priced at R1.6 million.

McNaughton says no productive and/or profitable farms are coming onto the market, in spite of the challenging economic trading conditions. The large farms are mainly dairy farms which, he says, seem to be doing well and apart from leisure properties such as smallholdings, they have received a number of enquiries for properties which can carry a few horses.
