The biggest demand in Garsfontein, one of Pretoria's eastern suburbs, is currently in the R800k to R1,1m price range.

Sellers with homes that fall outside this range are under pressure to consider lower offers, says Hannetjie du Toit, Pretoria East area agent for Aida.

"However, most sellers are realistic and open to price negotiation and in spite of a greater availability of stock, properties that are well-priced are selling within reasonable periods."

"Two-bedroom stack units can still be found in the area at around R500k while prices of townhouses start at around the R700k mark. Family homes with three bedrooms are still available at prices ranging from R950k to R1,9m," says Hannetjie du Toit, Pretoria East area agent for Aida.

Du Toit adds that Garsfontein is being targeted by family buyers thanks to its strong community spirit and an emphasis on safety. Local residents started the Garscom Community Service, which patrols the streets around the clock and also spearheads environmental protection. It publishes a monthly newsletter, organises the walking club and facilitates recycling.

"This initiative underpins the community's sense of ownership and this spirit is evident in the pride owners take in their properties – homes and gardens are well-maintained," she says.

"Garsfontein also offers a good mix of full-title properties, duet units and townhouses and the community is well-integrated. Family buyers are also attracted by the excellent schools in the area, namely the Afrikaans-medium Garsfontein primary and high schools and the English-medium Glen High, Glenstantia Primary and Woodhill private schools."
