Construction of custom-built client premises in a R350m light industrial park development – on a tract of prime land along the N4 highway in Pretoria's eastern suburbs – is all set to commence.
The development is now proclaimed and fully serviced.
The 46 ha site comprises 124 stands ranging from 1,493sqm to 10,563sqm. Tarred roads, street lights and other services have already been installed.
"This prime site provides a good opportunity for businesses which require a secure environment that's affordable and close to major highways. N4 Gateway also offers an opportunity to build according to each company's exact specifications," says Theuns Botha of Uniqon.
Within the light industrial park, N4 Gateway makes allowances for a mix of uses, including warehousing and assembly, showrooms, wholesalers, pharmaceutical production, panel beaters and mini-factories. Furthermore, given the planned aesthetics, the park is also suitable for office space.
Located in the upmarket eastern suburbs of Pretoria, the industrial park is a short distance from the exclusive Silverlakes and other residential estates. "This bodes well for those business owners who wish to avoid commuting and establish their businesses near to their homes," says Theuns Botha from developer Uniqon.
Mamelodi, to the north west of the site, also offers further access to labour.
The 3-metre perimeter walling is complemented by a 3,6-metre electric fence, razor wire, lighting at 50-metre intervals and a network of CCTV cameras which connect to a centrally manned control room. Access control measures include spike booms, biometric fingerprint readers and CCTV technology. Backup generators ensure continuity in the event of power failures.
The Pretoria municipality has committed to take responsibility for all services, with the property owner's association liable for management of the park. "This means that owners and tenants levies will not include the road or services infrastructure, making this more affordable. N4 Gateway also has a guaranteed supply of electricity," says Botha.
