Value conscious first-time buyers and young families are taking another look and finding a lot has changed in the area and that it has a lot to offer.
“Parklands is really enjoying a bit of a renaissance, especially with families who don’t want to sacrifice on space or sell the family silver to afford the bond,” says Liz Dobson, franchisee of Lew Geffen Sotheby’s International Realty in Blouberg. The area has good schools, it is close to the beach, it is only a 25 minute drive to the Cape Town city centre and, she says, it now has a real sense of community.
Most notably, the civil infrastructure has vastly improved, with the MyCiti Buss adding Parklands to its route, which runs every 15 minutes and cuts travel time to the city. Dobson says when a suburb develops, a critical mass is needed before schools, hospitals and shopping centres arrive to make the area practical and Parklands was perhaps unfairly negatively tagged before this kind of community based infrastructure developed.
Since taking over the franchise, Dobson’s says she has been kept busy by first-time buyers and typical second homers who are now giving serious consideration to purchasing properties in the area.
The Parklands precinct is large and has about 16 000 homes which are mostly well-built, attractive and new. Dobson says the properties offer reasonable value and prices are just right for the cautious market of today.
A three bedroom, two bathroom duplex can range from R710 000 to R875 000 and a two bedroom, one bathroom apartment starts from R399 000. A two bedroom, one bathroom house can start as low at R615 000 and a villa, boasting three bedrooms and two bathrooms can go from between R1.15 million and R1.69 million.
"With a growing family orientated community, Parklands can provide a good value investment to kick off your property ladder journey." There are a variety of affordable apartments, villas and townhouses, which Dobson says are great for first-time home buyers or starter families.
“Let’s be honest, a minority did a bad job in Parklands but it’s a big neighbourhood and many of the developers have created fantastic properties, so to miss out on a great home in a good community and at an affordable price would be foolish,” says Dobson.
