There’s a healthy demand for dual living properties in Noordhoek.
This is according to Mike Greeff, CEO of Greeff Properties, who says the reasons that dual living accommodation is being sought after is because of a need to accommodate grandparents, young adults who have not left home, single parents and as a separate living space for a housekeeper.
He adds that many people will often let out a cottage or granny flat for extra income.
Dave Rattle, Manager of Greeff’s False Bay Branch, says they have enquiries for dual living accommodation from locals, would-be buyers in Johannesburg, the UK and Kuala Lumpur.
Greeff Properties have sold a three bedroom, two bathroom home with a yoga studio and a separate two roomed, one bathroom flat for R2.4 million. They have also sold a three bedroom thatched home with separate cottage and heated lap pool for R3.3 million and a four bedroom, three bathroom, double-storey, thatched home on large grounds with a separate self-catering guest apartment and workshop/studio for R4.55 million.
Greeff says there are at least 20 properties offering separate accommodation in the form of bedsitters, separate apartments or separate cottages on the market, adding that Noordhoek offers spacious erfs and valley and ocean views. These factors translate into unbeatable value when compared to similar homes with views in the City Bowl or on the Atlantic Seaboard.
There is a three bedroom home with a two bedroom apartment, office, a spacious games room and a separate teen pad, as well as an inside braai, pool and a four car garage on the market for R4.695 million.
A thatched homestead with five bedrooms and two bathrooms, situated on two park-like hectares in a residential security estate, de Goede Hoop, is on the market for R 19.5 million. The property has two separate self-catering cottages, three stables, paddocks, a dressage arena, a stream and a lake.
Properties range from R2 million for a three bedroom home in Lake Michelle security estate to R28 million for a six bedroom mansion on five acres in the De Goede Hoop Private Estate.
At least a thirty minute drive from central Cape Town, Noordhoek has a growing collection of families and retirement villages, in addition to an equestrian community served by a number of riding schools, stables and trails along the forest and beach.
