New Road Link Boosts Uitzicht Property

The appealing but little-known suburb of Uitzicht in Cape Town’s Northern Suburbs may find itself more familiar and popular with buyers in the future, thanks to the opening of a new road linking the suburb to the greater Durbanville area.  

The recently opened link connects Uitzicht to Langeberg Road via Pinehurst Estate. This means that Uitzicht residents now have a quicker and easier option for commuting to work, school and other amenities.  

Pam Golding Properties (PGP) reports that the improved accessibility, coupled with the opening of a new private school in the area next year, seems likely to boost the suburb’s property market. 

Uitzicht is a relatively new suburb, established within the last 15 years on the urban edge of Cape Town.  

It is bordered by Pinehurst and Avalon Estates to the south, Welgevonden Estate to the west, Okavango Road to the east, and open farmland to the north.  

Parts of the suburb occupy a scenic hilltop setting with magnificent views of the Cape mountains, while two picturesque dams offer an ideal environment for walking, cycling and jogging.  

The N1 highway is the nearest major access route, while extensive shopping, sporting and medical facilities are located at the Cape Gate complex, including the large shopping mall, private Medi-Clinic and Virgin Active gym.  

More extensive schooling and sporting facilities are also close at hand in the centre of Durbanville. 

PGP’s area manager for the Northern Suburbs, Maureen Nel, says the area offers a mix of apartments, townhouses and entry-level homes, as well as the 24 hour security complex Uitzicht Estate, containing some larger luxury homes.  

There is excellent value for money on offer, Nel says, with pricing starting from as little as R500 000 for apartments and R850 000 for townhouses or cluster homes. 

Mid-market family homes are typically priced between R1.3 million and R2 million, while prices can top R2 million in the secure estate, she says. 

Nearly half of the buyers in the area are under the age of 35, she says, indicating its popularity with young professionals and newly married couples, as well as those just starting their families.  

The new, well-built modern homes, competitive pricing and scenic location make it an attractive area for those just entering the property market, or looking for a pleasant environment in which to raise their family, she says. 

Another boost for family buyers is the impending opening of a new private school in the area.  The Meridian Pinehurst will open in 2013, offering co-ed English classes for children aged from three months up to Grade 8 level and the intention is to phase in Grades 9 to 12 annually from 2014.  

Construction is already well underway, and once it reaches full capacity, the school is expected to accommodate up to 2000 learners.  

PGP’s MD for the Boland and Overberg regions, Annien Borg, says it’s a welcome boost for the area – particularly given the affordable fee structure. The Meridian schools are a project of the acclaimed Curro group, she says, aimed at providing affordable, quality private education to those who might otherwise be excluded from private schooling for financial reasons.  

The school fees will be around R1300 per month in 2013, a very accessible fee when one considers that learners will be benefitting from the high academic standards, quality teaching and extra-mural facilities of a private school, says Borg.
