Construction of a small apartment development located close to the beachfront in Hout Bay, Cape Town is well underway with prices starting from from R1.495 million.
Prices range from R1.495 million to R2.845 million, inclusive of VAT and with no transfer duties payable.
There will 12 two-bedroom apartments spread over four storeys and the new block will be known as “11twenty on beach”. It aims to appeal to young professionals and couples, older buyers as well as investors looking to capitalise on rental returns.

Pam Golding Properties area principle for Hout Bay, Patrick Maingard, says the building is located on Beach Crescent, just two minutes’ walk from the main Hout Bay beach as well as the famous Chapman’s Peak Hotel.
“This is a prime location within Hout Bay close to numerous restaurants and coffee shops, and just five minutes’ walk from the Main Stream Shopping Centre with its quaint courtyards and large Woolworths store, recently expanded to include a delightful coffee shop.”
Maingard says residents will be able to travel to work in the central city, which is 25 minutes’ drive away, and then come home to their own small village where they can walk on the beach, enjoy an evening paddle, ride horses or bikes, or simply buy seafood for their dinner fresh from the Hout Bay harbour.
Residents have the best of both worlds – a world-class city with all its amenities and services, combined with a small, warm community in a magnificent natural setting between ocean and mountains, says Maingard .
All units at “11twenty on beach” will measure over 100sqm, and will consist of two en suite bedrooms, open-plan living areas and a balcony. Finishes will include granite counters in the kitchens, porcelain tiles, carpeted bedrooms and freestanding bathtubs.
Each unit will have two secure parking bays located in the basement, as well as a storage room, ideal for keeping bicycles, surf-skis and other equipment safely stowed away yet still accessible for regular use.
The four ground units will each have a private garden area, while the upper levels will enjoy lift access. Residents will share the use of a communal swimming pool. An electronic security system and perimeter palisade fencing will ensure a safe environment.
Maingard says the development’s location will allow residents to capitalise on the surrounding cafe lifestyle. “In these days when we are so aware of drinking and driving, what more could you ask for than a home with literally dozens of restaurants, bars and coffee shops, all located within a few minutes’ walk of your front door?”
Or for those more interested in outdoor living, he says they can be out in the surf on their paddle-ski within minutes of getting home from work.
He says as a result of these many attractive features, PGP anticipate that there will be significant demand for rentals in the building, making this an equally attractive offering for investment buyers.
Completion of the building is expected by October 2012.
