The increasing popularity of Cape Town's N'dabeni as a mixed-use hub is reflected in the number of commercial and industrial property transactions completed in this area over the past twelve months.

In a burgeoning city with a growing shortage of available land for commercial and industrial enterprises, N'dabeni is one of the most ideally and strategically located hubs in the greater Cape Town area.

The township is positioned between the N1 and N2 freeways, bordering the M5, within 1km of each and only 5 minutes out of Cape Town's CBD during off peak traffic. Although N'dabeni is surrounded by freeways and other arterial routes to the north and east, there is very little traffic congestion in the area.

"In the past few months we have launched The Epic Business Park mixed-use sectional title development on Berkley Road and most recently the Park Lane Office Park just off Alexandria Road, adjacent to the Vincent Pallotti Hospital," says Andy Beddow, director of Baker Street Properties.

According to Beddow, Newmarket Fresh Produce, which was founded by Charles Hamilton, will use newly bought premises in N'dabeni as a private market and distribution hub for fresh produce. The lease value was in excess of R21m.

Beddow points out that no other business node has 3 railway stations within a 2 km radius, serving it. These are N'dabeni, Maitland and Pinelands railway stations, all safe commuter points with direct access to the southern and northern suburbs as well as the Cape Town CBD.

With the ever increasing traffic congestion and challenges facing commuters using other forms of transport in the city, the central location and ease of access into and out of N'dabeni makes it a unique business node.

Beddow predicts that over a period of time N'dabeni will become more of a commercial node as new developments come on stream and older properties are upgraded.

He concludes, "In our opinion N'dabeni is still under-rated and Baker Street advises that should you be looking to relocate your business, this location should be considered from a staff and access point of view."
