South African property wealth creation coach Coert Coetzee this week announced his company Treoc Group will host seminars countrywide on his proprietary property investment models.

"The seminar will equip both novice and veteran investors with the knowledge and confidence to leverage smart property investment strategies to create tax-free cash flows. It will unlock the required property investment skills necessary for obtaining wealth and financial freedom," says Coetzee.

"At present, the current South African real-estate market abounds with stellar investment opportunities. It has never looked so rose-colored, although the current climate has been wrongly categorized as a property apocalypse."

Coetzee says that financing homes at 100 % is still possible. He says that around 70 % of individuals he coaches obtain 100% financing with transfer costs included and without having to put down a deposit.

"In the current climate, investors can now buy properties in key categories at 60% of their value. This is how I started my portfolio in 1998. This is possible again, especially at auctions, and through various innovative services coming to the market.

"With prices at auctions being so low at the moment, and rental demand being higher than ever, in many cases the rental is quite sufficient to cover the bond payment, levies and maintenance costs. Right now it's the best time since 1998 to build a portfolio.

As an example, Coetzee says his annual tax free capital return on a house of R520 000 was R81 000 in only one year. "At a mortgage repayment rate of 9.5% on a loan of R520 000, the annual bond repayments and other expenses would have amounted to R58 000. That means even if you didn't have a tenant, you would be looking at a return of 139% on your investment. And this is the worst case scenario. Just imagine what the figures of a normal scenario with a tenant would look like. Even on a growth rate of only 10 or 5 percent the geared returns are phenomenal and no other investment type can compare with it."

The half-day seminars will introduce attendees to Coetzee's property investment technique through trust management and refinancing, which to date his accumulated wealth of R60 billion and the acquisition of 120 000 homes for his clients since he founded Treoc in 1996.

In addition the seminar addresses issues such as risk management, property transaction planning, property investment portfolio planning, tenant administration, correctly structuring offers, valuations, gearing, and the safest refinancing models with dedicated investor software.

The seminars will run from 17 September to 03 December across the country.
