On 24 July, Rawson Auctions for Gauteng will auction a penthouse suite at the four-storey Johannesburg’s ultra-luxurious Sandton Emperor apartment complex, located in Morningside close to the Sandton CBD.
Rob Whiteley explains that the Sandton Emperor has 101 units in total and this particular unit ranks as one of the two most exclusive in the building.
“It is the most exclusive pied-a-terre in Southern Africa with an entrance hall which links to a double volume lounge and a very spacious dining room.”
He says it features a state-of-the-art kitchen with Miele appliances, a double volume, open-plan master bedroom with a walk-through dressing area and en suite bathroom, three additional bedrooms, all en suite, and a particularly attractive large entertainment/TV area leading to a patio and a splash pool.
It also has its own housekeeper’s premises and a storeroom.
In the basement, it has a four car secure lock-up garage, covering 107 square metres adding the penthouse property up to over 640 square metres.
“Perhaps one of the most attractive features of this development is that it commands panoramic views in two directions, taking in both the urban area and the countryside.
“The Sandton Emperor, developed in 2009, sets new benchmark standards in sectional title facilities, finishes and security,” according to Whiteley.
Whiteley says there is little that can compare with it in South Africa today.
The building has its own fully equipped gymnasium with lap pool and spa, a marble concierge area manned 24 hours a day and 24/7 ultra-secure controlled access.
The complex also has a Lady Lime café, a fully equipped business boardroom and an open air, Roman style auditorium.
Entrance to the penthouse is via a biometrically controlled elevator, which opens up directly into three of the four floors.
“Bidding for this penthouse is pitched from R12 million with no reserve price, indicating that it is possible some very fortunate affluent buyers might get the bargain of the century,” says Whiteley.
Meanwhile, on 3 July in the Western Cape, Rawson Auctions will auction a freehold home in Malibu Village in Blue Downs, Cape Town.
The auction will take place at the Rawson Property Group’s head office on 222 Main Road, Rondebosch.
According to Tanya Jovanovski, the home has two bedrooms, an open-plan kitchen and a separate bathroom, and she says that the property is typical of those which made Blue Downs one of the fastest selling precincts in the Western Cape in the 1980s.
“Comparative market analysis reports today indicate that homes in this area are sold between R299 000 and R550 000.”
She says this home has a reserve price of R250 000, pointing out that homes of this kind are sought after and rent out at R3 500 to R4 500 per month.
