A launch in London gave a local property development company's coastline project a good start.

Working from the UK offices of International Property Solutions (IPS) and using IPS' 250,000 strong client base (which is made up almost entirely of South Africans living in the UK but often planning to return home), Multi Spectrum Property Developments (MSP) was able to sell 15 units in its False Bay development in less than two days.

"This was mainly because by London standards, an 'Aurora Sands' home is almost ridiculously cheap – about one quarter what you would pay for a similar property in a beach-related precinct in the UK," says Jaco Maritz, MSP's sales and marketing manager.

Aurora Sands is sited just one kilometre east of Muizenberg and 400m from the beach. It will consist of 36 double-storey residential units in two main sizes – 86,9sq m (with two bedrooms) selling at R865k and 101,8sq m (with three bedrooms) selling at R939k. All units have garages.

Maritz said sales prices are very close to R9k per square metre.

Aurora Sands homes will be on plots of 170sq m to 300sq m. Estate landscaping and roll-on lawns will be complete at handover. They will be protected by a perimeter wall with electrified fencing in which there will be only one electronically controlled entrance point, which will be guarded around the clock.

All homes will be tiled and have fully fitted kitchens with ovens, hobs, extractor fans, granite counter tops and built-in cupboards. Floors in the living areas will be ceramic tiled and bedrooms carpeted wall to wall. The window and sliding door frames will be aluminium so as not to be affected by the close proximity to the sea.

A swimming pool and clubhouse will form part of the communal facilities.

Maritz said that, as on previous MSP projects, the cost will include transfer fees. A R5 000 deposit will secure a sale.

Occupation will be given from October to December this year.

"Although we have in recent years broadened our operation to take in a wider variety of accommodation, from ultra-affordable to luxury, this type of small home is still our speciality," said Maritz.
