Multi Projects based in Somerset West have entered the retirement village market with a well- situated offering set 500 metres from the ocean and the new harbour in Hermanus.

Multi Projects CEO Monte Jordaan says they have over 42 successful developments under their belt, and are delighted to be launching Hermanus Retirement Village with units available from R499 000 on a life rights basis, and 24 two bedroom sectional title homes from R890 000.
The coastal town is a popular holiday and retirement venue, with many internationally renowned sights and activities on offer. The retirement village offers a wide choice of studios, one and two bedroom apartments and two bedroom houses. In addition to the residential component, the village offers a communal facility with a dining room and lounge as well as leisure activities, and there will also be a professionally staffed 35 bed frail care/healthcare facility.
The retirement village is set within an established security estate, Mariners Village, which is 500 metres from Medi-Clinic Private Hospital and within walking distance of the sea and harbour, with 24-hour access controlled security and guards with emergency response. The total development will have 36 studio apartments, 48 one bedroom apartments, 72 two bedroom apartments and 24 two bedroom sectional title houses, as well as communal and frail care facilities. The clubhouse will include a dining room, banqueting and function hall, hairdressing salon, physiotherapy treatment room, laundrette, library, and pub corner.

Jordaan says the retirement village offers different lifestyle choices which will enable residents to receive the assistance and services they want or require in order to maintain an independent lifestyle for as long as possible. The units can be brought by owners and may be rented out to a third party aged 50 or older and the village is pet-friendly, subject to approval by management.
Phase 1 of construction consists of Mary Rose, which includes the 24 two bedroom sectional title houses; Mayflower block one, with 12 one bedroom apartments; and Mayflower block two, with 24 two bedroom units.
Phase 2 will consist of Endeavour block one with 12 one bedroom units; Endeavour block two with 12 one bedroom apartments and 12 studio units; Ark Royal, the communal and frail care and healthcare facilities, with 12 one bedroom apartments and 12 studio units; and Victory blocks one and two, each with 24 two bedroom houses.
Hermanus Retirement Village offers life rights and sectional title ownership focused on affordability, retirement lifestyle, and assisted living where required. It has designated areas for assisted living in your own home, and long-term assistance, homecare or nursing from 1 to 24 hours a day. "For those who are healthy and active, Hermanus with all its attractions is the perfect place to be, and the clubhouse and braai facilities will offer many opportunities for socialising,” Jordaan says.
Pricing and sizes of the various units on sale in phase 1 are R890 000 for Mary Rose two bedroom houses, dwelling 96 square metres, plus garden and braai; Mayflower one bedroom apartments spanning 38 square metres for R650 000 to R670 000 and Mayflower two bedroom units spanning 52 sqaure metres for R790 000 to R810 000. A R20 000 deposit secures and the studios will form part of phase two, and pricing on these starts at R499 000.
The life rights and sectional titles will be registered in the Deeds Office in the name of the owner. Should the owner vacate the unit for medical reasons or death, 100 percent of the sale of the life right unit proceeds, after refurbishment costs and maintenance, will be paid to the owner/owner’s estate.
