Property in the Cape West Coast town of Langebaan is experiencing renewed interest after a quiet period over the past two years that saw a slump in the buying of second homes.
This triple-storey home is located in Myburgh Park, just one row back from the lagoon and has seven en suite bedrooms. The property is priced at R9,84m.
This is according to Pam Golding Properties’ (PGP) local branch which says that Langebaan is chiefly a holiday and weekend destination.
There has been a marked pick-up in enquiries over the past three months, since December 2010, says PGP’s MD for the Western Cape metro region, Laurie Wener. “Buyers are aware that it is an opportune time to purchase, with a good selection of properties available to choose from, and sellers willing to negotiate prices, especially for cash.”
With building costs being relatively high, she says, there is far more interest in buying completed homes, than in buying vacant land to build new homes.
This classic family home in Langebaan is set among more than 3000sqm of indigenous gardens, with uninterrupted lagoon views and is on the market for R14m.
“However, difficulty in obtaining bonds remains a key stumbling block to full market recovery,” says Wener.
Up-country holidaymakers are not the only ones seeking homes in Langebaan and constitute only a small percentage of the current buyer pool, says PGP’s area manager for the West Coast, Stephanie Wynne Cole. By far the majority of buyers, she says, are locals from the Cape Town, Paarl and Wellington areas, looking for weekend or retirement homes.
“The tranquil pace of life, unspoiled natural beauty and wealth of healthy outdoor activities to enjoy in Langebaan, makes it the ideal place to bring young families for weekends, or to retire to,” she says.
“A lot of our buyers are people who spent their own childhoods holidaying on the West Coast, and who want to recreate the magic of those memories for their own families.”
This four-bedroomed home with uninterrupted lagoon views is situated in Paradise Beach, a secure residential estate on the waterfront of the Langebaan lagoon. The home is priced at R6,56m.
The number of permanent residents is also growing, says Wynne Cole, and with the town now offering its own Curro and Topolino private schools, there is growing appeal for families to settle here. “Possible expansion of the industrial area at Saldanha Bay may also be a source of growth in the coming years, although this remains in planning stages at present.”
Prices in Langebaan currently start at around R750 000 to R1,5 million for a basic entry-level home with standard finishes, up to three bedrooms and a single garage. These can be found in suburbs such as Skiatos, close to the Club Mykonos development, and are particularly popular with weekend buyers.
Mid-level homes range in price from R1,5 million to R3 million, which will secure a larger home with three to four bedrooms, a double garage and large open plan living areas, as well as a better quality of finishes. Most of these homes are situated in Myburgh Park and Country Club, and offer additional rooms such as an office or study, as well as well-fitted kitchens.
The top end of the market sees homes priced anywhere from R3 million to R15 million, depending on their size, age, luxury finishes and proximity to the beach. Beachfront homes tend to be priced from R5 million upwards and typically range in size from 350sqm to 600sqm.
Among the properties currently for sale through PGP is a magnificent triple-storey home in Myburgh Park, set on over 1100sqm, just one row back from the lagoon. With seven en suite bedrooms, the home has double-volume living areas and excellent security. An indoor entertainment area with heated pool and built-in braai allows for all-year-round entertaining. Other luxury features include a home theatre room, built-in bar with private wine cellar, and four tandem garages. The property is for sale at R9.84 million.
Also on the market is a classic family home set among more than 3000sqm of indigenous gardens, with uninterrupted lagoon views. The property is located in a quiet cul de sac, close to a popular kite-surfing area in the suburb of Saailand. It offers five bedrooms, three bathrooms and three large reception rooms, and has excellent security. The home is priced at R14 million.
PGP is also marketing a four-bedroomed home in the Paradise Beach secure estate, with uninterrupted lagoon views. The home has ample living areas, a double garage and alarm system, and is priced at R6.56 million.
