With major investment and development underway, Ballito in KwaZulu-Natal is slowly transforming itself from a resort town as more and more permanent residents move into the area and commute to work in Durban or any one of its industrial townships.
Priced at R5,2m this light and contemporary home in Dunkirk Estate has four bedrooms, immaculate finishes and scenic views of the greenbelt, forest and sea.
According to Pam Golding Properties’ Clive Greene, more than 50% of residents in Ballito live there permanently and with the upgrading of the interchange from the N2 highway, even more people are expected to migrate away from the traditional suburbs of Westville, Durban North and Morningside.
“Ballito is seeing major investment and development as the town’s shopping centre is expanded and more and more lifestyle estates open up,” says Greene.
He points out that new affordable housing developments are being built to cater for first-time buyers and says that at Manor Estates or Sheffield Estates, one bedroom apartments are selling for R590k. In Caledon Estates it is possible to buy a freestanding home for R1,1-million.
With views over an indigenous forest this exclusive home in Simbithi Eco Estate is priced at R6,5m.
“There has been an influx of new people into the area and we expect this trend to continue,” says Greene. “The Simbithi Eco Estate at Ballito has bucked the general property trend in South Africa with sales worth R400-million concluded last year.”
He says that the majority of these land sales were in the R1-million price range.
“The estate offers an exceptional lifestyle for both young and mature buyers, in a secure, natural environment. There are 1 800 homes and apartments for sale in this estate, which is focusing on the middle segment of the market where prices range up to R4-million,” he says.
“There are 150 homes under construction in the estate and a further 80 are due to start soon,” he says.

Another development in the Ballito area is the Dunkirk Estate where 480 homes and apartments will be built. In nearby Brettonwood Estate, 680 homes and apartments are being erected and at Mount Richmore Estates further up the coast at Salt Rock, 2 300 properties are planned.
Further up the north coast, at Tinley Manor the Palm Lakes development is underway offering homes at prices of between R1-million and R3-million. Greene says that the total investment for the north coast is estimated to reach about R60-billion and will include new shopping centres, hotels, business parks and residential properties.
“The north coast is seeing an unprecedented level of investment and development extending from the Umhlanga region all the way up the coast to Blythedale Beach where new retail developments along with 4 000 new residential properties are planned at an estimated cost of R12-billion,” says Greene.
And the north coast is not without its luxury properties either: for instance there are luxurious and expensive homes selling in Zimbali Estate while at Sheffield Beach a property on the beachfront is being offered at R30-million.
