The construction of Eskom’s new Kusile power station has proved to be an unexpected boon for the property industry in Bronkhorstspruit where about 90% of rental properties in the town are for people working on this eight-year construction project.
Kusile has been divided into three phases and the first phase has already been underway for the past 18 months.
Wally Wilson, area manager for Pam Golding Properties says that the property market in the town is experiencing a significant upturn for properties priced between R650k and R1,8-million from contract workers who are relocating for work commitments at the power station.
Bronkhorstspruit is about 40 minutes drive from Tshwane while Johannesburg is about an hour away. Aqua Vista Mountain Estate is one of the developments where buyers have expressed interest because it is located on a waterfront at Bronkhorstspruit Dam.
“The enquiries are coming from leisure buyers who want to get away from the city as well as from contract workers who are moving to the area because of the new power station,” claims Wilson.
He says that over the past five years, 211 of the 243 stands in the development have been sold with prices ranging from R200k for a 385 sqm stand up to R300k for a 500 sqm stand.
“To date 113 houses have been completed in this estate and 80% of the homes belong to permanent residents. The balance of the homes are rented to people who want to enjoy the pleasures of a waterfront property that is both safe and secure,” he says.
Houses in the estate are priced at about R880k for a two-bedroomed, two-bathroomed unit up to R6,5-million for a seven bedroom house that has six bathrooms.
“Many of the owners are business people who commute from Aqua Vista Mountain Estate to the East Rand of Gauteng or work in Pretoria. Only 10% of owners actually work in Johannesburg,” Wilson says.
He says that Bronkhorstspruit Dam is currently the cleanest stretch of water in South Africa.
