Hermanus property still affordable

Although this fact is not widely known, it is still possible to buy a freestanding home or a sectional title unit at an affordable price in the Hermanus area.

Peter Greyling, franchisee for Rawson Properties Hermanus, says those interested in purchasing holiday or retirement properties at below average prices, could look at the 13 year old 300 unit Hermanus Beach Club. This offers two bedroom sectional title flats in the price range of R580 000 to R650000, while three bedroom units are available from R690 000. 

The Hermanus Beach Club, which is sited on a rocky section of coastline and enclosed by state-of-the-art security fencing, also has a top-of-the-range three bedroom, two bathroom penthouse apartment currently on the market at R1.7 million. This unit has a 64 square metre upper balcony and 180 degree views of the sea.

In two rows actually fronting onto the sea, the Hermanus Beach Club also has some 24  freestanding homes, most with three or four bedrooms, which from time to time come onto the market at prices between R2.3 million to R5 million.

Hermanus Beach Club, Greyling says, operates a highly efficient rental service and buyers who bought fairly recently at around R550 000 to R600 000 are finding that they can get rents of up to R3 600 per month.  

If they opt for short-term rentals, which usually involves equipping the unit with full furnishings, cutlery, crockery, beds and bed linen, they can get R700 per day for a two bedroom apartment during the summer peaks, he says.

Apart from its convenient position, Hermanus Beach Club’s big advantages, Greyling says, are that it is so safe that people are able to leave their doors open at night and burglar bars have never been necessary on any unit.

All the facades of the buildings are exceptionally well maintained by the body corporate and the estate has its own clubhouse, squash and tennis courts, a gymnasium and a large swimming pool as well as attractive gardens, all within the security area. 

“Taking it all in all, I doubt if there is any gated estate in South Africa today which can offer as good a value as Hermanus Beach Club,” says Greyling.  

It is not just that the units are well designed and usually attractively furnished, but the lifestyle offered is pleasant and can be enjoyed by people of all ages, he says.
