Stabilisation in the economy both locally and globally bodes well for the property sector as buyers are confident to start spending again.
This is coupled with the fact that interest rates are likely to remain stable and without any increases in the first half of the year it will make for a more buoyant market that is likely to grow, says Mark Kleynhans, director at Aucor Property.
“2013 is our year to firmly entrench ourselves as the leading property auction house in the market and we know that we will grow from strength to strength as the year progresses.
“We have had an influx of quality stock and look forward to bringing value and expertise to the market in the coming months.”
Aucor Property will hold its first 2013 multiple property auction taking place on 12 February at the Hyatt Regency Hotel in Rosebank at 12pm.
A property worth checking out is Aeroden Lodge situated off the R512 on Old Rustenburg Road on the eastern side of the Hartbeespoort Dam.
The three star property offers the discerning buyer a home away from home - a mere 30 minute drive from Fourways or Pretoria, it is an ideal weekend getaway or out of town option for a buyer looking to live away from the bustle of the big city.
Gar Formato, business development executive, says a savvy investor looking to buy the property for commercial purposes will have the additional attractions of the area.
Its surrounds include the Elephant Sanctuary, Miracle Waters, the aquarium, zoo, snake park, party boat charters, canopy tours, colourful craft markets as well as restaurants and pubs.
The lodge is fully game fenced and secured with a remote controlled gate and patrolling guard at night. The 480 square metre main house has four bedrooms, a large workshop and two outbuildings.
It also has various income producing accommodation offerings including nine bed & breakfast rooms which are all en suite with air-conditioning; a mix of one, two and three bedroom self-catering units as well as six camping sites with thatched ablutions.
Communal facilities include a thatched bar, restaurant, kitchen, conference facility and three pools and a manager’s housing unit.
The property offers aeronautical facilities which include an unmanned grass runway (900m x 25m) and three hangars of approximately ±1 200 square metres each.
“The property is to be sold as a going concern with financials available upon request and the sale includes permanent employees and as such any prospective buyer would need to commit to take over existing employment contracts.
“In addition to this, all movables on-site which are pertinent to the operation of the business are included,” says Formato.
In the Western Cape, Rawson Auctions will auction a home in Vasco Boulevard in Goodwood, Cape Town.
Tanya Jovanovski, franchisee for Rawson Auctions, says Vasco Boulevard precinct has demonstrated how profitable residential building conversions can be - today 80 percent of the former homes on the boulevard are used as offices or for other commercial purposes.
On 20 February, Rawson Auctions will be auctioning number 99 Vasco Boulevard – a property that is currently zoned for residential use but offers great commercial potential if rezoned accordingly.
Currently, this single storey house has a front section with three bedrooms, one bathroom, a lounge, a kitchen, as well as a granny flat with three bedrooms, a lounge and kitchen.
With six bedrooms, all individually let, it produces a total monthly income of R10 000.
However, planning permission has already been granted for a second storey to be built and the current owner did begin work on this extension – but is unable to complete the project at this time.
A second storey would double the number of rental rooms in the complex to 12 and enable the owners to collect a monthly rent of up to R20 000.
The existing home, says Jovanovski, is in good condition - and with an efficient contractor the upgrade/extension could be completed in 10 to 12 weeks.
The building is set on a 496 square metre plot and it operates on a prepaid electricity system and the current tenants are all on one month leases and no long-term leases have been signed in view of the fact that the upgrade might go ahead soon.
The auction will be held at Rawson Auctions’ office at 126 Main Road, Diep River at 12pm and the reserve price is set at R 1.4 million.
