The first new residential complex to be launched in Zonnebloem, Cape Town's former District Six area, has drawn public attention.

A "fascination among Capetonians with the historically significant District Six precinct "which has been through so many ups and downs" was undoubtedly a major factor for the rapid sales at Jansie Moolman's Hanover Village, the first new residential development to be launched in Zonnebloem (District Six) for some time.

This was said by Michael van der Westhuizen, Rawson Properties' City Bowl franchisee, who has handled the marketing and sales of Hanover Village.

"To someone like me who grew up near here and witnessed the desolation that followed the demolition of District Six," said van der Westhuizen, "this fascination and yearning for a new start is completely understandable. We can only hope that, at last, the area is set to start on a full scale renaissance."

Van der Westhuizen said that all but eleven of the 153 apartments in Hanover Village have been sold since the launch in mid-January – and these are likely to be signed for within the next three weeks.

"The project," he said, "has benefited from being genuinely affordable. The entry level bachelor pads are selling at R399 000 – and you cannot go much lower than that, while the top price is still only R985 000."

Within this range, said van der Westhuizen, there are twelve different floor configurations and sizes.

"None of the units here," he said, "will be large but the designs by architect Abrie Jordaan cleverly makes the most of the 32m2 to 81m2 floor spaces – and of the beautiful views of Devil's Peak and Table Mountain."

The project, he added, is on three levels (a ground, first and second storey), a design that has proved popular on competitively priced projects throughout the Western Cape.

The three storey blocks cluster around a number of internal courtyards and, in keeping with the few other new Zonnebloem buildings, will make extensive use of cheerful bold coloured façades.

Van der Westhuizen said that building will begin this May and transfers will be given from March 2007 onwards.

Buyers, he said, will "almost certainly" make a 12 to 15% profit if they sell immediately after transfer – but most of those buying here have bought with the intention of holding the properties.

"Quite apart from being in so historically significant an area," said van der Westhuizen, "Hanover Village has the huge advantage of being within walking distance of the CBD. Those who have grown tired of the daily traffic crawl in and out of the city will find that living here ushers in a whole new way of life."
