The wave of rapid residential development that has characterised the Western Cape over the last three years has had a knock–on effect on the quiet suburb of Milnerton, putting the so–called sleepy hollow firmly on the map.

The first residential suburb after Cape Town's docklands and industrial area, Milnerton has recently become a haven for those seeking a reprieve from the traffic congestion that defines the routes in and out of the Mother City, says Andrew Stephenson, Principal of Leapfrog Properties Milnerton, a franchise of the newly established national franchise property group, Leapfrog.
"In the last two years, traffic congestion has become a nightmare, as a result of which, an increasing number of people in suburbs such as Tableview, Blouberg Strand and Parklands are selling up and moving to Milnerton," says Stephenson.
Despite the fact that the Milnerton property market has recently experienced enormous growth, with the average house price jumping from around R1million to R1.75 million in the last three years, Stephenson said that the property in the area still offers buyers enormous value for money.
"All the stands are large by comparison to most surrounding suburbs and the houses, which tend to date back 30 or 40 years, are solid, big and well positioned," he says.
"There is also still good value to be found on the beachfront, where despite apartment prices having risen from R650 000 in 2003 to around R1million currently, they compete very well against similar properties in other suburbs. We currently have two brand new penthouses of 166m² with double volume mezzanines and views for only R1,990,000."
"Not only is Milnerton proving to be popular with young families, but it is also attracting a large amount of buying interest from retirees, particularly those who can afford to live in the island suburb of Woodbridge Island," says Stephenson.
Considered to be the most expensive part of Milnerton per square metre, the secure cluster between the lagoon and the sea still offers incredible value for money.
"We still can offer two-bed duplexes on this secure estate for under R14 000/sqm. There is certainly no concern about any bubble scenario developing or the market crashing in Milnerton," adds Andrew, adding that he was expecting price growth between 10 and 15 percent for the next couple of years.
