A new commercial project is currently being developed in the east of Johannesburg.
Malakite Park will be situated in the Greenstone Hill precinct and includes 50,000sqm of AAA grade offices, a 4-star upmarket residential hotel, The Malakite, and an upmarket sectional title residential development, Strelitzia, comprising of 376 apartments.
"This low-rise, low-density Malakite Office Park development complements and links with the retail, residential and business locales surrounding it," notes Rodney Gray, managing director of Balwin Properties.
It comprises 13 office blocks complemented by the 180-key The Malakite Hotel, conference facilities, franchised coffee shops and food outlets, a gymnasium and a jogging track designed along a "high street".
Gray explains that Malakite Office Park will be developed in two phases, with the first, or southern, phase comprising some 20,000sqm of highly flexible office space in six buildings sized from 2,400sqm over two storeys to 5,735sqm over four storeys. The second phase will include approximately 30,000sqm of office space and incorporates "The Malakite" hotel and seven office buildings.
Environmentally sensitive, the green-focused design of the buildings has factored in sustainability issues from the park's conception with an efficient thermal envelope including shading to harsh orientations, energy-efficient lighting and the use of HVAC systems, maximising of natural light with large windows and skylights.
"Water usage will include rainwater harvesting and recycling."
To overcome the challenges posed by the city's infrastructure, standby power is also available.
