The completion of a road along the False Bay coastline from Muizenberg through to the Kalk Bay harbour has transformed the area.

This home in St James has a garden that has been developed over 20 years, with careful terracing and automatic irrigation and lighting. It is on the market through Knight Frank Anne Porter at a price of R7.95 million.

This is according to Ed Kok of Knight Frank Anne Porter, who says the transformation has enhanced the district and encourages residents and visitors to enjoy the seaside ambience for which the area is so well-known.

“Few coastal roads enjoy such magnificent views of both sea and mountains, and it is sometimes difficult to believe that this idyllic Mediterranean scenery is at the tip of Africa.”

Capetonians flock to False Bay and are drawn by the sea views where there are occasional whale and dolphin sightings, tidal swimming pools, the famous St James/Muizenberg ‘catwalk’ and quaint Kalk Bay village and harbour, offering a wide range of interesting shops, galleries, bric-a-brac outlets, and restaurants.

Those who live in St James enjoy a lifestyle incomparable with other parts of the Peninsula. Kok says one is able to enjoy a tranquil and comfortable lifestyle on the slopes of the fynbos covered mountains.

He says most houses have had the same owners for over 25 years and in the last two years, less than ten homes have changed hands.

There is a traditional single storey cottage on the market, located on the sought-after Pentrich Road. Kok says on-street parking, meeting friends on the steps and the Mediterranean feel are all part of the lifestyle.

The property which is on the market for R7.95 million is surrounded by a solid stone wall that conceals a garden on a stand of 863 square metres. The garden is terraced, with fruit bearing citrus trees at the top, as well as automatic irrigation and lighting. The house is 260 square metres and has a large sea-facing covered veranda for al fresco living, three en suite bedrooms, a fitted kitchen and it offers a private living environment.

Property prices vary between from R3.5 million to R20 million and Kok says it is not often that a property like this comes on the market in St James.
