While some commercial landlords have to find smart ways to retain tenants, what with the rising costs of electricity and sluggish economy, some landlords are focusing on fully-serviced office properties offering flexible lease agreement terms.

According to Manas, Cube Workspace is suitable for small to medium-size business owners requiring a flexible short and long term lease, with the benefit of convenience, luxury furnishings and technology all included.

Last month in Johannesburg, The Business Centre opened its fifth property, the R45m Broadacres office property which measures 2 500 square metres offering 86 offices and 238 work stations.

In Cape Town, Cube Workspace situated on Floors 1, 2 and 3 in the Icon Building located on Corner Long Street & Hans Strydom Avenue is changing the face of workspace offering a chic, trendy office environment which is quickly becoming a norm for many, says chief executive officer, Anthony Manas.

He explains that they invested R60 million into the 2 200 square metre space furnishing it with the state-of-the-art technology to ensure the perfect office space.

According to Manas, Cube Workspace offers entry level or executive office workspace solutions for the single user or larger businesses.

With Cape Town now on the flexible office solution map (and Johannesburg to follow) Cube Workspace has created a customised and value-added integrated workspace environment to cater to the needs of both entrepreneurs and organisations alike, he says.

“Having researched the needs of business owners and start-ups, we have identified the evolution of the office space from fixed to more modern, flexible, custom environments with the demand for immediate-occupation spaces which provide the ingredients for excellence in creativity and productivity,” says Manas.

Cube Workspace offers a fully-serviced high-end furnished office space environments combined with the built-in convenience of an instant professional business structure.

He says in researching the full operational needs of a business owner, they also included the “virtual office” concept that ensures mobility and seamless business operations with email to dedicated telephone numbers and courier access as well as flexible meeting and boardroom access.

“We want to offer a modern lifestyle to employees, allowing a productive, creative and modern workspace in which they can maximise their capabilities.

“To business owners, Cube Workspace presents convenience, customisation and a massive saving on operation costs, all in an aesthetically modern location and we see this as an evolution of the productive workspace, for the productive employee,” he says.

Asked what is special about these offices, he says, Cube Workspace differs from traditional office properties, essentially offering productivity and convenience at your fingertips as each workspace can be customised.

He says the structure of each workspace and each room has a template of sizes with luxurious and ergonomically-designed furniture, along with the convenience of add-on amenities including a welcome area, group receptionist and office concierge as well as state-of-the art meeting rooms, canteen and a combined utility bill of electricity, internet, air-conditioning and telecommunications.

“It is indeed a new trend whereby the workforce of employers and employees alike welcome workspace that is productive, tailor-made and offers a more relaxed, mobile and flexible working lifestyle.”

Business owners also have the opportunity to streamline their operations and financial management with the combined utility bills, which will allow them to focus more on growing their business, says Manas.

Renting office space

According to Manas, Cube Workspace is suitable for small to medium-size business owners requiring a flexible short and long term lease, with the benefit of convenience, luxury furnishings and technology all included.

There are also opportunities for companies needing to relocate to Cape Town for a brief working period, such as an event or pitch and who require short-term, fully equipped office space, he says.

Cube Workspace offers 100 desks with the opportunity to extend offices for a larger suite, if need be.

The rental periods are very flexible from three, six, 12 and 18 month periods or negotiable if there is a temporary lease period requirement, points out Manas.

“Our current rental structure for the Cape Town launch includes a platinum package included for free should a 12 month or longer lease be signed.

“The value of this is R1 500 per person per month,” he says.

Cube Workspace will open branches in Johannesburg suburbs of Kyalami and Bryanston this year.

“Cube Workspace aims to bridge the gap between the creative and the productive workspace, offering employers a convenient, seamless and cost-effective workspace in which employees can work in a hub of creative excellence,” he adds. – Denise Mhlanga
