Ballito used to be a sleepy holiday spot and, although it still has the charm of a beach getaway, it also offers added appeal owing to increased development in the area.
While Ballito started out as an almost exclusively holiday destination, it has grown into a preferred and desirable residential area, offering a great range of new and high-end living options. The surrounding areas have also prospered along with it, with residential developments such as Zimbali and Simbithi becoming synonymous with upmarket, enviable living.
"Value for money in the Ballito area is phenomenal at present, but this won’t last long," says Myles Wakefield, CEO of Wakefields Real Estate, adding that enquiries and sales of permanent residential homes have increased in the past year.
He says the lifestyle estates in particular are increasing in popularity. These include Simbithi Eco and Golf Estate, Seaward Estate, Zimbali Coastal Resort, Umhlali Golf Estate and Palm Lakes. These estates offer a safe and secure environment for children and adults alike, to walk, ride bikes and play golf while birdlife and tranquil ponds and dams enhance the lifestyle.
General prices for houses in Ballito range from R1.9 million to R21.5 million, while sectional title units are from R800 000 to R8.995 million. In secure estates such as Simbithi, prices range from R4.1 million to R7.825 million and sectional title units from R1.895 million to R4.85 million.
Zimbali houses start at R4.95 million and can reach R35 million, while its sectional title units range in price from R3.3 million to R13 million. At Palm Lakes, which is a more affordable option, house prices start from R1.4 million and sectional title units are priced from R850 000. Land can be bought from R410 000.
@88 is a brand new development that is nearing completion on the beachfront with direct access to the promenade. Completion is due at the end of August and only the penthouse remains unsold, a clear indicator of the demand for upmarket, modern properties in leading positions, says Wakefield. This penthouse, with its view of a quiet beach, is 133 square metres, has a 35 square metre balcony and a lock-up garage, and is selling for R5.45 million.

It must be noted that there are also many beautiful homes situated outside the estates, he says. Many of them have outstanding sea views and don’t attract the levies that come with estate living. "One can purchase a unit on the beachfront walkway at a good price compared with other beachfront areas."
He says Ballito’s proximity to the King Shaka International Airport continues to make holiday home options a popular choice, with excellent value available and holiday rentals are always sought after.
There is a magnificent home, with stunning sea views, presently selling for R4.3 million in Ballito, says Wakefield. "Elegant in every way, with four bedrooms, two bathrooms, two lounges, a study, domestic quarters and three garages, it has excellent finishes and a pristine pool."
There is also a spacious three bedroom, two bathroom apartment in Chakas Rock, Ballito, on offer for R2.95 million. This apartment is on one level, has a garage, and is part of a well-maintained and secure complex on the beachfront, with breaker views as part of the deal.
