Buying seaside property in Ballito

Ballito used to be a sleepy holiday spot and, although it still has the charm of a beach getaway, it also offers added appeal owing to increased development in the area.

While Ballito started out as an almost exclusively holiday destination, it has grown into a preferred and desirable residential area, offering a great range of new and high-end living options. The surrounding areas have also prospered along with it, with residential developments such as Zimbali and Simbithi becoming synonymous with upmarket, enviable living.

"Value for money in the Ballito area is phenomenal at present, but this won’t last long," says Myles Wakefield, CEO of Wakefields Real Estate, adding that enquiries and sales of permanent residential homes have increased in the past year.

General prices for houses in Ballito range from R1.9 million to R21.5 million, while sectional title units are from R800 000 to R8.995 million. In secure estates such as Simbithi, prices range from R4.1 million to R7.825 million and sectional title units from R1.895 million to R4.85 million.

Zimbali houses start at R4.95 million and can reach R35 million, while its sectional title units range in price from R3.3 million to R13 million. At Palm Lakes, which is a more affordable option, house prices start from R1.4 million and sectional title units are priced from R850 000. Land can be bought from R410 000.

@88 is a brand new development that is nearing completion on the beachfront with direct access to the promenade. Completion is due at the end of August and only the penthouse remains unsold, a clear indicator of the demand for upmarket, modern properties in leading positions, says Wakefield.
