Value for money, a blue flag beach and lovely northerly views in Gordons Bay have caught the eye of upcountry buyers relocating to the coast.

A ground floor apartment offering two bedrooms, two bathrooms, an open plan living area and small garden is on the market for R1.099 million - click here to view.

The charms of the town remain relatively undiscovered, says Paul Matthews of the local RealNet franchise.

He says they are seeing an overflow of buyers from more high-profile destinations such as Hermanus. Many upcountry buyers, he says, report that they were scouting for coastal property in surrounding areas and discovered the good value and attractive lifestyle of Gordons Bay quite by chance.

Word of the good buys available in the town is spreading, however, and the number of new residents is growing steadily, yet, Matthews says prices remain realistic and the market is stable.

"The local property market weathered the recession rather well, and although there was a slight dip in prices, we have not experienced too many wild fluctuations."

Property prices start at just less than R500 000 for apartments, but few are available in this price range. Most apartments sell at prices of between R550 000 and R950 000.

Located in Mountainside, this home offers six bedrooms, five bathrooms, a spacious lounge, open plan kitchen and a swimming pool. It is priced at R5.99 million - click here to view.

Matthews says there is also something of a divide in prices of properties with and without views.

Anything with a view should sell from R1 million and upwards, and the price is worth the sweeping northerly views many units offer, he says.

Another plus is that building in Gordons Bay is restricted to three levels, he says, and they consequently enjoy a town on human scale, instead of being dwarfed by high-rise buildings.

A good selection of properties is available and at the top end of the market mansions of about 1 000 square metres under roof and with sweeping views can reach prices of R7 million and more.

Many of the Western Cape's attractions, such as Hermanus, Franschhoek, Cape Town and the Stellenbosch winelands are within a 45 minute radius of Gordons Bay, and Matthews says this is another big draw card.

Buyers in all categories, from local first-timers to families and retirees, are currently active in the local market.
