Constantia Valley is a well-established, fully-developed suburb set among leafy avenues, rolling vineyards and gracious homesteads, and is sheltered by a beautiful mountain backdrop. While the suburb may offer ample green-belts for dog-walkers and horse-riders to enjoy, vacant land for residential development is something of a rarity.
However, Pam Golding Properties (PGP) reports that it is not impossible to find a blank canvas upon which to design one’s dream home.
PGP agents Lesley Payne and Ingrid Hoaten say vacant stands are in quite short supply in the valley thanks to its age and popularity. They say being one of the oldest residential areas of Cape Town, most plots in Constantia have been developed, and in some cases redeveloped, with older homes being extensively renovated or even torn down and replaced.
Payne and Hoaten say the opportunities to start a brand new build on a clear piece of land can be limited but they do arise from time to time.
Smaller or sub-divided plots in the lower parts of the valley can fetch between R2 million and R5 million depending on their position, while the larger and more elevated properties in Upper Constantia can command much higher prices, even approaching R20 million in the really blue-chip sections, they explain.
“Access for builders can be a challenge on some of these elevated sites, but it is worth the effort, as it is almost impossible to over-capitalise on a property in one of these prime locations with their superb views across the valley.”
Currently on the market are three adjacent plots in Rhodes Drive, Upper Constantia, which offer just such an opportunity. One of these is a vacant stand of 6 250 square metres, while an adjacent property of 5 220 square metres contains an old home best suited to demolition and rebuilding. Each of these stands is priced at R5.5 million.
The third stand is the largest of the three, at 7 321 square metres. It contains a character-filled thatched, three bedroom home with a study, large farm-style kitchen, magnificent wooden floors and leadlight windows. This property is priced at R7.5 million.
All three properties offer panoramic views across the vineyards towards False Bay from their mountain-side location – the most elevated possible setting in the whole of Constantia. They also have direct access to the Constantia Nek hiking area from their position just below the Bridle Path.
Not far below these properties and also on the market is a two acre stand located on the corner of Dawn and Monterey Drives – one of the most sought-after and prestigious locations in the whole valley. The north-facing stand offers magnificent views and there is easy access from the road to a level building platform –it is on the market for R17.5 million.
