Brackenfell homes best value in CT

This house has three bedrooms, a one and a half bathroom home and two garages. It is on the market for R999 000 through Rawson Properties.

The Brackenfell area, which lies some 25km north of Cape Town, is reported to be the front-runner in residential property sales in the greater Cape Town area right now. 

This is according to Andre Swart, franchisee for the Rawson Properties Brackenfell Roslyn franchise, who says his team of 16 agents are selling around 25 homes per month.  

He says, the whole precinct is ideal for property selling at the moment, the price range being well suited to the slightly less affluent and the first-time home buyer.  

Eighty percent of the homes sold by Swart’s team are priced from R750 000 to R1.2 million and can be classified as ‘affordable’. 

This three bedroom, two bathroom home with two garages is priced at R1.365 million through Rawson Properties.

Swart’s team’s success also reflects the fact that no other area in the Cape has so many new developments on the go and the Rawson Brackenfell Roslyn team have, by and large, cornered the market for these.  

Having sold all 27 units at the Shiraz development and more than 100 units in Burgundy Sonkring, they are now involved with another nine developments, which altogether will bring more than 150 units to the market. 

Again, these are ideally priced for today’s buyer as they vary in size from 85 square metres to 350 square metres and carry price tags of R829 000 to R2.2 million. As one would expect, the biggest sellers are priced at roughly R1.2 million. 

This two bedroom, one and a half bathroom home with one garage is priced at R899 000 through Rawson Properties.

This franchise employs its own bond originator, Esme le Roux, and achieves an almost 80 percent acceptance rate on its bond applications – approximately 20 percent higher than the national average. 

The current demand for homes at Brackenfell, Swart says, is almost certain to cause prices to start rising before the end of this year and by early 2013.  

Now is the right time to buy and buyers can do so in the sure knowledge that Brackenfell is currently more sought after and better suited to today’s market than almost any other suburb in South Africa, says Swart. 

He says the Brackenfell area currently offers the best value in Cape Town and is the area most likely to see capital appreciation.
