With a shorefront location and world-famous views of Table Mountain and Robben Island, it is no surprise why Bloubergstrand is home to some of the Cape’s most sought-after properties.
The suburb has been the most prestigious on the Western Seaboard for a long time, and Pam Golding Properties (PGP) reports that it maintains its special status, even with other upmarket nodes such as the Big Bay Waterfront developing in its vicinity.
PGP’s area principal Emarie Campbell says top-end sales activity is picking up pace, with more higher income buyers considering the area due to the expanded offering of luxury properties. While some prefer the modern homes of the newer suburbs, Campbell says for others, Bloubergstrand is consistently their first suburb of choice.
The area is known for its beach lifestyle and its popular restaurants, such as Ons Huisie and the Blue Peter Hotel, Campbell says. Many of the properties have a history dating back 100 years and some of these homes have remained in the same farming families for decades, being renovated and extended by subsequent generations. Some still need modernising, while others have been renovated to the highest modern luxury standards, or even flattened to their foundations and completely rebuilt to maximise their views.
"As a result, pricing can vary quite significantly – but proximity to the beach, size of erven and the level of modern luxury finishes remain the key factors influencing prices at the top end of the market," says Campbell, adding the original properties are regarded as family heirlooms, and rarely come onto the market, but could fetch between R6 million and R8 million or more when they do, regardless of their condition as it is all about the position.
Campbell says the development of secure estates in neighbouring areas has prompted some longstanding Bloubergstrand residents to downscale for their retirement, bringing a number of well-positioned older homes onto the market in recent months. “At least half of these properties are being modernised by the new owners, with the result that the suburb is seeing continual improvement and growth in value," she says.
Top end sales of up to R8 million have been achieved in the adjacent area of Bloubergstrand Moolman Extension. Stand sizes are around 700 square metres, which is slightly larger than in The Village, and the architecture tends to be modern, with an emphasis on maximising views. Prices of up to R8 million have been achieved.
PGP’s sales in Bloubergstrand over the past year (November 2011 to October 2012) had three properties that sold for over R7 million. A four bedroom home, occupying a stand of 625 square metres in Moolman Road was sold for R8 million, while a three-bedroom house on a stand just under 600 square metres in Popham Road sold for R7.8 million. A three bedroom home in Sir David Baird Drive on a stand of 800 square metres sold for R7.35 million.
Campbell says recent sales activity has included a mix of buyers, of which 50 percent of them were Capetonians who were relocating within the Western Seaboard area, or moving from the Northern Suburbs and even the Southern Suburbs, in search of the laid-back Western Seaboard lifestyle. A further 30 percent of buyers originate from Gauteng, especially from Pretoria. “The remainder have been buyers from Europe, Russia and a few from the rest of Africa. These are mainly ‘swallows’ drawn by the coastal lifestyle, who use the properties as their second home, often for several months of the year,” she says.
There is much appeal in the Bloubergstrand lifestyle, particularly for those who enjoy the outdoors and especially watersports. The world famous Big Bay beach attracts international surfers and kite surfers to its shores, with a number of major competitions being held every year. Nearby Little Bay is equally popular for families and sunbathers, while the shoreline offers a number of prime spots for surf angling.
PGP has the exclusive mandate for a rare opportunity to acquire a home right on the water’s edge in Kleinbaai Close. Boasting three bedrooms, the house has reinforced foundations and a breakwater wall, as well as private stairs leading down to the beach. It has a double garage that faces street level at the back end of the property. An enclosed braai patio connects to the wood-finished kitchen. The house has a study, wine cellar and staff accommodation, as well as ample storage space, including a beach room for beach toys and equipment. The 637 square metre stand has room to expand the home if desired and the property is on the market at R11.6 million.
