The downmarket conditions, low interest rate and flat property price growth in the secondary coastal markets have created the ideal conditions for holiday home buyers.
She says picturesque Fisherman-style and stone cottages, and holiday homes are once again in demand as are vacant plots, something that they have not seen for a while. Seeff’s recent sales range from a small Fisherman-style cottage that sold for R1.5 million to a holiday home that sold for R2.1 million.
The village is predominantly a holiday resort with about 392 homes. After a three-year period of low demand, Beyers says, sales have gathered momentum over the last year with 12 property sales at an average price of almost R2 million - a 37 percent improvement on the 2009 to 2011 average price of R1.27 million.
“This positive sentiment has also carried into this year and we’re already seeing increased buyer interest.” Encouragingly, sellers are now more open to realistic pricing, something that will boost sales volumes.
It is also encouraging to see that some exciting new stock is coming onto the market. For example, Beyers says, they have recently listed a four bedroom cottage with a fireplace in the living room and another on the enclosed terrace for R2.495 million.
Other good buys on offer include a five bedroom holiday home for R3 million and a six bedroom home with stunning sea views from the upper level for R4.9 million. At the top-end, a four bedroom home with lovely wooden floors, high ceilings and a double garage that is located on the beachfront is on offer for R6.15 million.
Yet another exceptional investment opportunity is a 5.8 hectare undeveloped plot with a 90 metre stretch of pristine, private beach that is on offer for R7.6 million. The land comprises unspoilt nature with white sand dunes, marine fynbos, stunning rock formations and panoramic views of the village, ocean and coastline, she says. It is zoned as agricultural land and two houses and an outbuilding or shed may be erected on the property.
It is the ideal holiday investment spot for those looking for a tranquil seaside escape and there are no modern shopping malls or entertainment centres in the area, although Bredasdorp, which is about 15 minutes’ away, provides all the mod-cons that you would need.
This quaint village is a photographer’s dream, with beautiful landscapes, white sandy beaches, unusual rock formations and stretches of fynbos. The original fishing village, Kassiesbaai, has also been preserved and declared a National Monument and no properties may be sold in the area.
