Twenty-eight luxury cluster homes in an upmarket estate in Vanderbijlpark will be going up for auction on 12 May 2010.

Aucor’s head of property, Paul Winterstein, says the complex comprises 63 units of which 28 are for sale, the balance having been sold already. “We believe the units will go for extremely competitive prices that buyers will not be able to replicate on the open market, and could not match the quality, rand for rand, if they were to build from scratch.”

The complex is located in Vanderbijlpark South, approximately one kilometre north of the Vaal River. Entrance to the estate is through imposing wrought iron gates with guarded access control. All homes are well-constructed with superior finishes both inside and out.

Entrance gardens are highly individualised and add to the exclusive appearance of the complex. Many owners have invested substantially in their main gardens and several have built swimming pools and water features.

Each double-storey home features a tiled double garage with automated doors, and has space for another two vehicles to be parked in front of the garages. The lower level comprises an entrance porch/garden, entrance hall, guest toilet, and an open plan lounge, dining room and kitchen area (with granite counter tops), leading to a spacious garden through sliding doors. The upper level has three bedrooms and two bathrooms, both with luxurious corner baths and the main bedroom boasts a dressing room leading to the bathroom.

Roadways are paved with cobble-stone and storm water drainage is more than adequate. All exterior walls are coated with Gamma-Zenith, ensuring low maintenance and guaranteed for 10 years and underwritten by an insurance policy. The complex is walled, has an electric fence and day and night patrolling guards and each home is fitted with an alarm system.

A substantial area in the complex is dedicated to boat and trailer parking and a clubhouse is available to owners for entertainment.

“Whether buyers are looking to buy several units as investments or a single unit for owner-occupancy, they will walk away with bargains which will give them a good return within the next year to 18 months,” Winterstein concludes.

The auction takes place on site – Le Voila complex, 13 Vaal Drive, Sylviavale, Vanderbijlpark at 10:30 on 12 May 2010.
