| PropertySPI - Sectional Title Scheme Report |
| Description |
| The Sectional Title Scheme Report focuses on a specific sectional title scheme (multiple units of retirement units, highrise flats, duets, offices / shops, clusters, simplexes, duplexes, townhouses). It displays the transfers in the scheme as recorded by the Deeds Office. |
| An interactive GIS map is included showing the location of the scheme within approximately a 200m radius. The map has a zoom and pan facility as well as a legend. The zoom ranges from province level up to stand level. Street names and numbers are displayed on the map. |
| The Deeds transfers that have taken place in the specific scheme for the period selected by the user (any date range since January 1997), are displayed in a table. The report will include transfers for all the sectional title scheme numbers with the same name, as some complexes have one name, but more than one scheme number. |
| To give you insight into current property price trends in the area, tables comparing sold price averages and transfers for each proclaimed town are displayed. The averages are based on sale prices recorded by the Deeds Office for freehold and sectional title properties transferred for between R5 000 and R2-million in each particular proclaimed town, extensions and zones included. Averages have been calculated for six-month periods and cover July 2002 to December 2003. The date and price range are fixed and are not influenced by the selections made for the transfer history tables. |
| Amenities such as retail stores, medical facilities and schools within the surrounding area of the sectional title scheme are also listed. |

| How to Search |
| Click here to view an example of the search page. |
| The search is based on municipal data and will list suburbs without extensions and zones, as the report includes all the extensions and zones of the proclaimed town(s) linked to the selected suburb. |
| Search Fields: |
| Step 1 & 2: Province, proclaimed town and/or sectional title scheme name (unit name). |
| The search function will assist you if you do not know the correct spelling of the unit name or proclaimed town. You can type in part of the name and the system will give you a list of possibilities to select from. Type in at least the first three letters of the word. |
| Example: |
| If you are looking for Gauteng / Hatfield / Craigpark, select Gauteng and enter 'Hat' in the suburb field. Click on FIND. Hatfield and a list of all the sectional title schemes in Hatfield will be available to select from. |
| Or select Gauteng and enter 'Cra' in the sectional title scheme name field. A list of all sectional title schemes starting with 'Cra' in Gauteng will be displayed to select from. |
| 'Hat' and 'Cra' could be entered simultaneously as well. |
| If the search cannot find the scheme name, it is not on the system because no transfer has been recorded since January 1997, or your address might be incorrect. Or it might be a full title complex with a Home Owner Association (please use the Suburb or Street report). |
| You can submit your address so that we can check it for you. |
| If there is no information available with regards to the specific scheme, you can draw a Suburb History Report, which will provide you with sold prices close to the property that you are interested in. The Suburb History Report includes freehold and sectional title transfers. |
| Step 3: Narrow search range (optional) |
| Select the Transfer Date Range. The dates when the properties were transferred in the Deeds Office are used. The default is set to all the available transfers from January 1997. |
| Example: |
| If July 2002 to June 2003 is selected, transfers for these 12 months only will be displayed. |
| Select the Sold Price Range. This is optional and will default to all transfers with no sold price limit. |
| Example: |
| If R1 to R900 000 is selected, only transfers where the sold price is from R1 to R900 000 will be included in the report. |
| Step 4: Verify |
| The final search criteria will be displayed. If you agree, click on Search to continue. If you would like to start over, click on Reset. |
| Step 5: Search |
| A list of the proclaimed town(s) associated with the sectional title scheme will be displayed. The number of transfers found will be displayed. |
| You can use this information to decide if you would like to buy the report or not. Click on the 'Buy' button to proceed. If no transfers were found, or too many, go back to the Search page and change your search criteria, or narrow your Sold Price Range to lessen the amount of transfers. Please remember that a large amount of transfers might take a few minutes to download. |
| Step 6: Buy |
| Mobile Merchant handles all transactions. The cost of the report will be displayed before you buy. |
| Step 7: Display report |
| The report will be downloaded and displayed on your PC screen (1024x768 display setting recommended), and will be e-mailed to you. |
| The interactive map tools are available with the on-line report version, which enable you to zoom in to stand level and zoom out to province level. The pan facility makes it easy to move to another section of the map. Please be patient when a new map layer is downloaded. The map image currently displayed on the PC screen will appear on the report when it is printed (preferably in 'Landscape' page layout). |
